Collins Avenue Condo Flat Roof Replacement
The Challenge
A 12-story condo building on Collins Avenue had a 20-year-old modified bitumen roof with multiple active leaks, ponding water, and deteriorated flashings. The HOA needed a complete replacement with minimal disruption to 48 units.
Our Solution
We designed a phased replacement plan: half the roof at a time, with temporary weather protection between phases. Used a fully adhered TPO membrane system for superior wind uplift resistance. Coordinated with the building manager on access, noise control, and unit notifications.
The Result
New TPO roof installed on schedule. Zero complaints from residents during construction. No leaks since installation. Building received a 20-year manufacturer warranty and reduced insurance premium due to wind mitigation improvements.
